Overview

Principal Duties: Under the supervision of the Manager of Buildings and Grounds and the Maintenance Supervisor, the preventive Maintenance Specialist will implement the preventive program throughout the District.

  • Review and adjust preventive maintenance procedures for all mechanical, electrical and other building equipment in District facilities.

  • Lead and direct daily activities of the Preventive Maintenance Mechanics.

  • Identify and record all new and replacement equipment through the current preventive maintenance program in FacilityOne.

  • Assist in maintaining FacilityOne by adding new equipment and tracking asset management.

  • Assist in providing the leadership necessary to ensure safe operation of District facilities.

  • Train District personnel in preventive maintenance techniques.

  • Maintain accurate records of equipment, material inventory and purchases as necessary.

  • Work with building engineers to ensure procedures are completed in a timely manner.

  • Inspect preventive maintenance work performed by PM mechanics and custodial staff.

  • Work with the Custodial Supervisors to ensure PM work meets expectations.

  • Troubleshoot problems during preventive maintenance activities and request work orders as necessary to correct problems.

  • Inspect the PM work performed by the building engineers, custodial staff and the PM Mechanics to ensure that work is performed correctly and meets District expectations.

  • Perform and coordinate annual lead and radon testing.

  • Schedule and coordinate annual fire sprinkler inspections and all elevator and chair lift inspections as required by local and state building codes.

  • Be the first point of contact for heating and air conditioning issues throughout the District.

  • Perform other duties as may be assigned.

Qualifications:

Education:

  • High School diploma or equivalent

  • Skilled trades degree or equivalent experience

  • Effective oral and written communications skills.

  • Ability to work under pressure with frequent interruptions.

  • Ability to problem solve independently and with others.

  • Capable of representing the Cedar Rapids Community School District in a professional manner, which includes but not limited to confidentiality, communication skills and the ability to present a professional image.

  • Ability to work from sketches, blueprints, and from oral or written instructions.

  • Ability to read and understand blueprints and specifications.

  • Adhere to District policies and department work rules.

Language Skills: Ability to read, analyze, interpret, and implement ideas contained in technical documents, reports, regulations, etc.

Ability to assist staff, community members, and all who have inquiries in seeking information.

Mathematical Skills: Ability to perform mathematical functions such as addition, subtraction, multiplication, division, percentages, decimals, and fractions.

Reasoning Ability: Ability to solve problems effectively. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Other Skills and Abilities: Ability to establish and maintain effective working relationships with administrators, colleagues, community members, staff, and students. Ability to speak clearly and concisely both in oral and written communication. Ability to perform duties with awareness of all District requirements and Board of Education policies.

The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job. Specific vision abilities required by this job include close vision, color vision and the ability to adjust focus while working with equipment, computers, written materials, reports, assessment data, etc.

This position requires working on rooftops of buildings. Applicants must be able to work in high locations and have the ability to work off a ladder, scaffolding, and/or lift.

The noise level in the work environment is often quiet but may become loud in large group settings. The position requires the commitment of professional working hours that will require the employee to arrive and leave as directed and may require the employee to extend beyond a typical eight-hour work day. Some second shift work will be required in order not to disrupt the learning environments during the school year. The employee will usually work in indoor temperatures but will be required to perform work in outdoor environments as well.
