Department Summary:

Drake University's Office of Finance includes Student Accounts, Accounting/Accounts Payable/Procurement, Budgeting, Endowment, and Finance functions, along with the Financial Aid Office.

Job Summary:

Drake University Finance Office seeks a full-time real estate manager. The selected candidate will market and lease Drake-owned real estate properties to maximize occupancy, to include: manage showings, screen prospective tenants, execute and enforce leases, direct move in/move out processes, and administer tenant communications.

The position will be responsible for communication with facilities managers, public safety, vendors, inspectors and others as needed to manage the properties effectively.

In addition, the candidate will maintain all records related to the tenants and properties along with associated reports, reconciliations, payment approvals and other property-related paperwork.

Upon successful completion of the onboarding process and ongoing satisfactory performance, a hybrid work arrangement may be negotiable for individuals living within driving distance of campus (pursuant to Drake’s Customized Work Arrangement policy).

Minimum Qualifications:

• Associates Degree and 1-3 years of relevant property management experience

• Experience with Iowa property management laws and City of Des Moines or other local government rental property regulations

• Excellent oral and written communication skills and ability to provide a high level of responsiveness and customer service

• Exceptional interpersonal skills and ability to establish and maintain relationships and communications with a variety of internal and external partners

• Ability to manage multiple tasks and projects while meeting deadlines

• Excellent organizational skills

• Valid driver’s license and vehicle

Preferred Qualifications:

• Bachelor’s Degree

• Experience working in higher education

Job Duties:

30% - Respond to rental inquiries and show properties to prospective tenants. Review applications, conduct interviews and complete credit checks. Execute and enforce leases. Coordinate tenant move in. Work with outside vendor(s) to complete turnover of properties to accommodate move in schedules. Collect deposits and work with Drake Accounts Receivable on rental billings. - (Essential)

15% - Market Drake Real Estate properties to maximize occupancy. Create collateral materials, attend campus housing events and continually seek out new ways to connect with potential student renters. - (Essential)

15% - Conduct move out inspections and coordinate with Drake Facilities Planning and Management (FPM) to complete necessary repairs. Manage deposit refunds. - (Essential)

15% - Maintain records and reports related to properties, including executed leases, communications and notices to tenants, current listing of tenants, and monthly reconciliation of deposit account. Approve payment of invoices as needed, including utilities, taxes, rental inspections, and other vendor. - (Essential)

10% - Respond to tenant communications and work with tenants, FPM, Drake Public Safety, and others as needed to resolve issues. - (Essential)

10% - Work with FPM on deferred maintenance of properties and any issues related to safety and compliance. Communicate with City of Des Moines as needed. - (Essential)

5% - Perform other duties, as assigned. - (Essential)

Salary & Benefits

This is a full-time position. We anticipate the starting salary to be in the range of $40,000 – $46,000/year, with the final offered salary being commensurate with the experiences of the selected candidate.
