The Property Manager is fully accountable for all day to day property operations of Dakota 303(Dakota Dunes, SD) and Titan Storage (North Sioux City, SD) including: advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises.

Manage and oversee operations, maintenance, administration, and improvement of residential properties.
Coordinate general maintenance, major repairs and remodeling with the HCIRE Maintenance Department (Real Estate Help Desk).
Contracts with tenants by execution and renewal of leases and collecting security deposit.
Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.)
Establishes rental rate by surveying local rental rates.
Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services.
Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
Property may be required to live on site of Dakota 303.
Performs all other job-related duties as assigned.

Must occasionally lift and/or move up to 25 pounds.
Must be able to work indoor conditions 50% of the time.
While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
Position Type/Expected Hours of Work
This is a full-time position. Days and hours of work are Monday through Friday, 8:30 a.m. to 5 p.m. but are required to answer call after hours or on weekends.
Travel is expected 20% of the time for this position.
Customer Service Skills: Property Managers work with tenants to make them happy, and work to get new tenants.
Negotiating Skills: Property Managers will have to work out details with potential tenants and deal with many people in the community.
Organizational Skills: There are many facets to a Property Manager's day. Working with tenants, with local government, with public works and paying bills.
Communication Skills: Property Managers often must speak with tenants, resolve disputes, entice new tenants, answer questions and hire workers.
Ability to stand for long periods of time, must be able to lift up to 30 pounds of force occasionally.
Solid understanding and knowledge of rental laws.
High school diploma or Equivalent preferred. Six months to one-year experience in a related area preferred.
Additional Eligibility Qualifications
Maintains a valid Driver’s License and be insurable under company insurance provider/program.
