JOB TITLE: DIRECTOR OF BUILDINGS & MAINTENANCE

REPORTS TO: Superintendent

FLSA STATUS: Non-Exempt Hourly

BASIC FUNCTIONS:

The Director of Buildings and Maintenance effectively manages the buildings and mechanical systems and maintenance and custodial staff of the Vinton-Shellsburg Community School District. This individual must comply with all VSCSD Policies and Procedures while cooperating with staff and patrons to promote the educational values of the School District.

SPECIFICATIONS / QUALIFICATIONS:

  • High School Diploma or Equivalent. Post-secondary hours in a related field desirable but not required.

  • Knowledge of carpentry and construction to include new construction, repairs, and cabinetmaking, etc.

  • Knowledge of plumbing to include new construction, plumbing repairs, sewer line repairs, etc.

  • Knowledge of general electrical work to include new construction, replacement wiring, switch repair, etc.

  • Knowledge of boilers, uni-vents, and all heating systems.

  • Good Driving Record and able to pass DOT Physical

  • CDL (Commercial Driver’s License) preferred but not required.

  • Organizational and management skills needed to effectively manage multiple projects at the same time.

  • Computer skills adequate to utilize technology relevant to the position.

  • Possess such alternatives to the above qualifications as the immediate supervisor finds appropriate.

TERMS OF EMPLOYMENT:

  • 261 or 262 -Day Contract.

  • The VSCSD Board of Directors establishes annual wage schedule & work year.

  • Upon request from the immediate supervisor, employee shall submit to the Federal and State requirements regarding Drug and Alcohol testing for the purpose of securing a Commercial Driver’s License.

EVALUATION: The Superintendent evaluates the performance of this job.

GENERAL RESPONSIBILITIES:

  • Adhere to applicable state and federal laws, rules and regulations, board policies and administrative rules.

  • Demonstrate organization and professionalism in fulfilling the responsibilities of the position.

  • Maintain a “service orientation” and treat all students, parents, staff, and visitors with professional courtesy.

  • Demonstrate a positive attitude toward school, students and job and communicate the same to the community.

  • Participate in Board and Administrative Team meetings and activities upon request of the Superintendent.

  • Attend seminars and trainings as needed to stay current with state and federal regulations and requirements.

  • Dress appropriately for the position and work required.

  • Accept constructive criticism and suggestions and seek to improve each performance responsibility.

  • Maintain professionalism related confidentiality and student records in the school operation.

  • Consult with transportation, food service, grounds and custodial personnel regarding needed repairs or safety concerns.

ESSENTIAL FUNCTIONS:

  • Develop and administer the maintenance program to meet all the requirements of the daily instructional program and extracurricular activities.

  • Work collaboratively with all Maintenance Department Employees in accordance with state and federal laws as well as District Policies and negotiated Contracts and Settlement Conditions.

  • Inspects all school buildings, grounds, and installations on a regular basis to determine that high standards of workmanship, cleanliness, safety, and security are maintained.

  • Supervises the firing of pressure boilers and implements the firing operation in order to provide the necessary heat and hot water according to season, temperature, and demand.

  • Oversees the repair, lubrication, and cleaning of boiler equipment.

  • Assist and advise Superintendent regarding workplace hazards and decisions related to district facilities and mechanical systems.

  • Participate in the recruitment, screening, interviewing and recommending for employment of all maintenance and custodial employees.

  • Assist with verification of time records for all maintenance and custodial personnel prior to payroll submission.

  • Assist with the development of a plan for providing initial and on-going training for all maintenance personnel and document that the plan has been implemented.

  • Develop and implement a preventive maintenance plan for district buildings, mechanical systems, and equipment.

  • Work with Administrators to maintain safety standards in conformance with state and insurance regulations.

  • Cooperate with school principals and others responsible for planning special school events.

  • Develop recommendations for roof replacements, equipment purchases and changing personnel needs.

  • Collect data and assist with the completion of required reports.

  • Establishes and supervises summer cleaning programs and schedules.

  • Supervises the floor crew in a program of cleaning and refinishing floors.

  • Inspects and maintains fire alarm systems and fire extinguishers on a regularly scheduled basis while assisting the Superintendent in meeting all State and Federal Fire Codes.

  • Effectively manage communications and day-to-day business operations in the areas of buildings and maintenance.

  • Facilitate communications and the purchasing and ordering of supplies.

  • Maintain a current inventory of supplies and equipment for the building and grounds departments.

  • Make recommendations for the determination of rent-or-buy decisions and optimal timing of replacements for vehicles and equipment assigned to the department.

  • Monitor department budgets, authorize purchase orders and verify all bills for accuracy before presenting them to accounts payable and Board of Directors for payment.

  • Work with Head of Transportation and Building Principals to identify summer maintenance projects and assist with management of the projects and personnel.

  • Serve as District Asbestos Coordinator.

PHYSICAL REQUIREMENTS:

  • Routinely lift up to 50 pounds (occasionally up to 80 pounds) using proper lifting techniques.

  • Able to stand and walk for extended periods of time.

  • Able to sit, reach, carry, push, bend body at waist, bend both knees, twist, and stoop while handling items.

  • Able to read and interpret policies, procedures and employee handbook.

  • Able to write and record reports utilizing basic computer functions.

  • Able to answer, communicate, and dial the telephone in a clear, precise voice.

WORKING CONDITIONS:

  • May be required to work in confined spaces such as a school bus, crawl space, utility closet, or under a vehicle.

  • May be required to at a height utilizing a ladder or lift in accordance with safety guidelines.

  • Will be required to drive school vehicles, snowplow, truck, tractor and use other tools and equipment.

  • Will be required to work both indoors and outdoors in varying weather conditions.

  • May be subject to working with strong solvents or potentially hazardous chemicals.

  • May be required to work additional hours as required during certain times of the year.
